The headline price is rarely the true cost. On top of it a Karnataka buyer typically pays stamp duty (2%, 3%, or 5% by value band), a 1% registration charge, and cess plus surcharge levied at about 12% of the stamp duty. Under-construction homes also attract 5% GST with no input tax credit — ready-to-move and resale homes do not, so that is a toggle here. Brokerage and legal or miscellaneous charges are yours to enter. The result shows the all-in cost and the effective add-on over the base price. Always verify the current schedule and the applicable guidance value before you transact.
