Lenders cap the total of all your EMIs at a share of net monthly income — the Fixed Obligations to Income Ratio (FOIR). This tool subtracts your existing EMIs from that ceiling, then works the standard EMI formula backwards to find the largest loan that fits. Adding your down payment gives an indicative property budget. The FOIR is an adjustable assumption (~50% is a common mid-point); your lender's exact cap and eligibility rules will vary.
