Questions to Ask Before You Book

A short list of questions that surface most of what a buyer needs to know before paying a booking amount.

A booking amount is often the first money a buyer commits, and it is frequently paid before the most important questions are asked. The following questions take little time and surface most of the issues that matter.

On approvals

  • What is the RERA registration number, and can it be confirmed on the state portal?
  • Have the commencement and approved building plans been issued?
  • For a ready unit, has the Occupancy Certificate been issued for this block?

On the unit and price

  • Is the quoted price on carpet area, and what is the rate per carpet-area foot?
  • What is included in the price, and what is charged separately — parking, floor rise, club membership, and maintenance deposit?
  • What are the CAM charges and how are they calculated?

On the agreement

  • What does the booking amount secure, and on what terms is it refundable?
  • What is the disclosed completion date, and what does the agreement say about delay?

On the title

  • Can the chain of title and a recent Encumbrance Certificate be reviewed?

A builder who answers these readily is easier to trust than one who defers. The quality of the answers is itself information.
