Khata Explained: BBMP, BDA, and What to Check

In Bangalore, the Khata is a municipal record that identifies a property and its owner for the purpose of property tax. It is not by itself proof of ownership, but it is an important supporting document for loans, transfers, and resale.

A Khata and B Khata

  • A Khata is issued for properties that comply with municipal rules and are on the main register. It supports loans and building approvals more easily.
  • B Khata is a separate record for properties with some deviation or pending regularisation. It can limit loan eligibility and certain approvals until the status is resolved.

BBMP and BDA

The Bruhat Bengaluru Mahanagara Palike administers the municipal area, while the Bangalore Development Authority oversees planned development and layouts. Depending on where a property sits, its records may be held by one or the other, and this affects which approvals apply.

What to check

  • Confirm whether the property has an A Khata or a B Khata.
  • Obtain the Khata Certificate and a recent Khata Extract.
  • Read the Khata alongside the title documents; one does not replace the other.

A B Khata is not automatically a problem, but it is a status to understand fully before you commit, since it can affect your loan and a future sale.
